Thanks for the good advice guys - much appreciated...
I'll keep an eye on ebay to find a table at a reasonable cost...I will need to find a company that can assemble the table for me as have absolutely no idea (or skill) to do this...I live in north west London area so if there is anyone out there who knows anyone who can assemble please let me know...
Mick - I'm looking to get the room carpeted - does your carpet need cleaning all the time...I will have to think about how I do this as the room will be at the bottom of the garden and the garden is fully lawned so thinking about muddy shoes etc throughout the rainy and winter seasons...

remember to put your electrics in before you put the ply on the walls and ceiling .you will need a sparky to do the electrics 2nd fix you can put the cables in yourself to save cost . if i can help just ask .

Disaster!!!
My snooker shed is almost built...I've been away for the last week and a bit to come back and find that the builders have not complied with my inside requested dimensions...I asked for 22ft x 16ft...what I have got is 21ft x 15.3ft...
Serves me right for not overseeing whilst they built it - Had to go to work abroad so no choice:-(
Apart from the size they have actually done a good job...just finishing of the floor with final screeding and door/windows...
Now...can I or should I still go for a full size table or make do with a 10ft one...
I've started looking for a 10ft table but these seem to cost a lot more than a full size table?

Don't pay them until they put it right ??
An inch or 2 out would be bad enough but a foot out, well thats terrible building work, if you decide to live with it i would ask for a 50 % discount....at the end of the day it could be un-usable

I've started looking for a 10ft table but these seem to cost a lot more than a full size table?.dont pay them for a start . did you give them plans are a drawing to follow if so then its their fault but if it was just talked about and you were not there ,its a different matter .is the roof on if not then you can resolve it but if the roof is on then its a much bigger job and more costly it can be done though they should come to some compromise with you .

Typical of builders in my experience. As the entire point of the structure is to house a 12ft table with sufficient room to play on it, I'd refuse to pay as well until they put right what they so casually screwed up in the first place. Else how will they ever learn their lesson, and why should you made to resort to paying more for an inferior product?I often use large words I don't really understand in an attempt to appear more photosynthesis.

Agree with previous answers re not paying the full amount. If its not feasible to rectify, then the worst case scenario is that you will occasionally have to use a short cue. When the cue ball is tight under the cushion and your playing straight across the table. A pain I know but you`ll live with it.

So unless you have a drawing which says ìnside measurements 22x16ft I dont think youll have a leg to stand on.
If space was no problem, why didnt you go for 26 x 16ft, that way you could have had a little table and chairs in the corners, or a little bar. Measure twice, cut once !When you but cheap... You buy twice !

Must admit, that if it had been me, then in the first place when drawing plans up, would have started with inside measurements, then add some.
I always drew my plans when I had a new place built, and worked from the inside.
So you need to think what ryanah147 has said in his post.

As a foot note, a friend of ours has crammed a 10' table into a room not big enough, 9 shots out of 10 are no problem but that one shot with the kiddies pool cue really spoils it for me

thanks for the advice all...
unfortunately the build is too far in to make any changes - will cost far too much to rectify
Pretty much done now just need inside decorating and outside staining of wood etc...
Although I had not prepared any drawings per se I had documented and signed what I wanted - inside dimensions to be 22 x 16...
I have agreed with the building company (rather told them than agreed) that I will not be paying them the last 3 installments which equates to just under 4 grand...they tried to argue but I have stated that I'm happy to take legal proceedings if required...that did the trick...
So now I'm stuck with the dilemma of what size table to get...gut instinct tells me that down the line I may be disappointed with a 10ft (and they seem to cost a lot more) but then have the problem of space with a full size table...if the issue will only be shots against the cushion then I think I could live with this although not perfect...i'm completely stumped at the moment as do not know which option to go for...
I would only go for a 10ft if I could find someone who could sell me one and install for a maximum of 1500 quid...don't think that I am willing to pay more for a 10ft...I have seen a new one at the following website costing £2,297 !
