Do u have it on a timer only reason i wanted a rad up there as misses allways got the heating on so it will allways be hot in there with oil filled heater do they cost alot to run?

I'm not a chippy BP but in the building trade.

It will always be hot in there because the radiators will be set at a temp you are happy with and will kick in only when the temp drops.

Go for it....The best bit is the whole independence you adapt to like finishing your dinner and thinking I'll go have a quick half hour or while the wife is watching Corrie another half hour etc etc and playing Xmas day is quite a strange one too.

Best thing I ever done and wouldn't ever change it.

A rough estimate would be approx an extra £5k for a brick face with timber frame. But you'd have to put up 3 men for 4 weeks too

I'm keeping your contact - not sure about wood though how is it heated underfloor? Moisture would worry me

If constructed out of timber why don't you do the additional part of the timber joined by bolts so if told to change it you just take the addition sections (fixed with bolts) off to reduce it to 30sqm.

You could design it relatively easily as a timber framed construction sitting on a concrete pad.

I wonder what the regs are to build the bare 30sqm building ready to take additional sections later, would it be more relaxed?

I certainly can't disagree.

We're just deciding whether to move or not and would love to do this either way when we agree what we're doing.

My old man's 76 in a few weeks and got me into snooker when I was 18 (34 years ago) so it would be nice if that would happen while he's still about but the old life clock is ticking.

It makes me drool with excitement.

I love the few threads on here showing people doing their own projects for a snooker room or cue making shed.

With my base im doing 4inch of hardcore
Membrane
Sand over top to stop stone rippin it
Then use 4inch jab polysterene slabs
6inch of concrete
With my floor being free from damp rising i hope
Shouldi still have a raised floor?
If so whats timbers what mil boards etc

I thought the same when I built it but must say I've not noticed any moisture on the table at all. The room is constantly at 20 and will often run a dehumidifier which is not needed as much as I thought.

I've also just changed a Strachan cloth which ran just as good as it was covered to a Hainsworth precision cloth which is beautiful to play on.

I have been known to sleep in mine! I recently had the whole house rewired and the sparky kept the snooker room connected all the time so I could make that my base. I was so snug in there, and the rest of the house was such a mess, that I just took an airbed in there and kipped. If you do the job right first time- so think it through in advance and don't rush it- you will be fine. Remember it is a lot cheaper to get it right than to start redoing things later.
