          If you meet the following the criteria then NO planning permission is required. However, it does require building control by the local council.

          Single Storey used for storage / leisure
          Maximum height of 2.5 metres
          NOT form the principal elevation.
          NOT have verandas, balconies or raised platforms
          NOT near a National Park, Outstanding Natural Beauty or World Heritage Site
          NOT Within the curtilage of listed buildings
          NOT close to a public sewer or shared pipe
          NOT Self contained
          NOT exceed 60m2 (internal metric floor area)

                Not sure about that rule, besides my garden measures nearly 80 feet in length end to end and i'm only using 27

                    "Outbuildings and other additions must not exceed 50% of the total area of land around the original house. Sheds and all other outbuildings and extensions to the original house must be included when calculating this 50% limit"

                                The total surface area of my garden is approx 125m2.
                                The room I am having built is 45m2 which means I still have around 17m2 of land I can use before I get to the 50% rule.
