Looks fantastic. What are you thinking of using on the windows? We went for blinds, that fit in a frame, they're excellent.

Or is that not the case and the council is only concerned if its miles over?

My understanding of the 30m2 rule is that ‘the floor area must not exceed 30m2’.. nothing to stop you going outwards as you go upwards?
Or if the worse came to it, you could just add a built-in bench down one end to reduce the floor area but still give room for cueing! There are plenty of ways around it… but yeah so long as you don’t take the P and the building is solid and professionally built, then no one is going to turn up and make you knock it down.
Of course if you have the space and the budget, then you can go bigger than 30m2, it’s just you have to get the building signed off by Building Control. Which will mean the building will have to be constructed to certain specifications to achieve this.Last edited by Danger Steve; 22 August 2022, 10:08 PM.

Don't get building involved if you can help it, it's a whole new ball game. From founds to insulation, to fire retardant to bracing and water run off into drains, they give you regs you have to build to for all of them. Also don't tell them you are putting heating or running water in as that gets planning involved and that's more money and regs. Wait until they pass the build off then stick the heating in as they won't be back.
