    Looks fantastic. What are you thinking of using on the windows? We went for blinds, that fit in a frame, they're excellent.

            The building is only slightly over 30m2 and i didn't want to push my luck as when you go over 30m2 you need to involve Building Regs which would have added to the cost and also we have a drain running down the right hand side of the garden and I had been advised that if building within 3 metres of a drain you need to have permission from the local Water authority which would have delayed the build and I couldn't wait any longer to get started.

              That's the point I'm curious about, surely 1cm or 1m over means you have to then worry about building regs, the actual size over doesn't matter (sorry for all the questions, but its useful info for the future for me)?

              Or is that not the case and the council is only concerned if its miles over?

                I think if you are just over they are more likely to be lenient and let it go but if you were to be way over you run the risk of getting reported and them turning up with the tape measure! 🤔

                  My understanding of the 30m2 rule is that ‘the floor area must not exceed 30m2’.. nothing to stop you going outwards as you go upwards?

                  Or if the worse came to it, you could just add a built-in bench down one end to reduce the floor area but still give room for cueing! There are plenty of ways around it… but yeah so long as you don’t take the P and the building is solid and professionally built, then no one is going to turn up and make you knock it down.

                  Of course if you have the space and the budget, then you can go bigger than 30m2, it’s just you have to get the building signed off by Building Control. Which will mean the building will have to be constructed to certain specifications to achieve this.

                    Don't get building involved if you can help it, it's a whole new ball game. From founds to insulation, to fire retardant to bracing and water run off into drains, they give you regs you have to build to for all of them. Also don't tell them you are putting heating or running water in as that gets planning involved and that's more money and regs. Wait until they pass the build off then stick the heating in as they won't be back.

                      I'd be too worried about insurance etc. in that scenario (as presumably you'd never be able to claim if something went wrong such as a fire)!

                      Maybe I'll just stick with the tiny table idea for now!

                        We went down the building and planning route ,the room was that big we would never have gotten away with it. To be fair I'm glad we did, it was expensive but for the peace of mind of never fearing that knock on the door or letter through the post, it was worth it.
