    Can't beat snooker porn.

    Just looking at the regulations again they seem to have a limit of 30 m2 floor area

    looks like 31.83 m2 needed

        from my reading for less than 30sqm you don't need planning permission, so over 30sqm planning permission could be required.

              A detached garage/carport or habitable structure (summer house, office, gym or playroom)
              exceeding 30m2 but not exceeding 60m2 (internal metric floor area) will not require planning, you only require a building notice.
              Anything less than 30m² may be exempt from Building control. You need to check your local planning site. It will most likely be the same just a difference in the fee you pay. Bear in mind this is only if its just an outbuilding on its own. If you want a toilet/shower/central heating, then that will need planning permission regardless of the size.

                Thanks for that, so you need to get somebody from the council to periodically check the work?

                  Correct, to make sure the work carried out complies with Building Regulations. That is what you pay the fee for.

                    So your problem, there, is that for a full size table, with full size cues, you need 32 square metres internal size as a minimum. (4.8 x 6.6 = 31.68).

                      Having thought about the building size conundrum I suppose the simplest solution is to swallow your pride, a bit, and go for a 10' table such as this one:

                      I have a 10' table here, where I work, and a 12' at home in Europe. Of course I prefer the 12' but we have some great times with the 10' one as well.

                        More Pictures

                        Following the first inspection the concrete has now gone in. Remember footings have to be dug to a meter deep and 600 mm wide otherwise will fail inspection. As you can see, my garden is sloped from high ground to low ground, which means dirt from the higher end will also require excavaing to form an even ground. From next week the foundation brick work will be installed to prepare the base. Pictures can look deceptive but I can assure you this is a 27 x 18 (27 x 19 as you walk to bottom )

                        For those who have limited space, I have been in touch with the inspection officer over the phone and via email to understand ways of maximizing the internal floor space area and yet still be compliant with building regs. This is what he had to say:

                        I raised your project in a technical meeting this am and the general feeling amongst the other surveyors was as follows: If you are only providing electric heat to the garden room then we can accept a lower provision for the thermal value. In this case solid 225 mm (9") walls would be fine provided that the room is not to be used for sleeping purposes, i.e. a granny flat.

                        Will be back with more pics as the work progresses.

                              I am no player! I enjoy it very much. Do I prefer my 12'. Yes of course I do.

                              I would say, though, in answer to your question: Yes, it does feel like a snooker table. Where somebody just can't fita 12' and the choice is a 10' or nothing then surely the 10' must be the better option.
