      And now even more reasons to live out of a caravan, buy an acreage in the middle of nowhere, and build a snooker room with living flats above

            having a snooker room built soon as mentioned above, (their knocking down the old garage as i type)
            not too sure what to do with the heating? as the new build will start about 8 ft from the house and will be detached, had 1 quote for running pipes under the drive from my existing boiler with 2 large rads in the snooker room....£1700!!!!!
            i'm no plumber but this sounds like a joke!!
            Has anyone heard of an air to air ground source pump? i know Worcester do 1 and i can get it supplied and fitted for around £1800, a lot of money but as well as a heater in the winter it doubles up as an air con unit for the summer!
            any thoughts please???

              Bio mass wood burning boiler , you can get grants from government just like you get for solar panels , I think it is £2000 for a bio mass boiler. http://www.woodpellets2u.co.uk/can-i...-pellet-boiler you have to have it as main boiler or heat source though for entire house to qualify .
              also check out the grant for ground heat source pump £2600 !

                I just have a couple of 240V baseboard heaters, they work very well and the building is well insulated and sealed.
                You have to weigh up the initial cost with the long term savings and for me furnaces and boilers etc the pay back was way too long to make it worth while.

                  Being a builder over here I would suggest the same as Geoff has. Now the only other thing we use a lot of in garages is inferred tube heating. For a garage 28 x 28 one 10' at one end will do it easy and the cost over here is around $1,500. Then for AC you could use a wall mount. Then under the table you can use what they call Damp Chasers which heat the table plus keep the dampness out. 35 watts each and I have 4 under mine running all the time and it keeps my slate at 22 C I still think the real answer is in floor heating but expensive. Not sure if you guys have Energy Shield over there? 3/4" x 4 x 8 or 4 x 9 R5 Here is my suggestion go with 2x6 exterior walls with R20 insulation with Energy Shield on the exterior giving you R29 with this what ever you choose for heating and AC it will be very economical. You could go to the extreme and spray foam the R20. What ever you do for mechanical the big thing is how the building is put together. I have a new home that I built 2 years ago and the exterior walls are built as I described and my garage is 40'x30' with no heat in it and it never got below 45 degrees this winter and we had a record year of average temps of -30 c for over 40 days. Any questions just ask me.

                    Tiger just basically told you the same thing. It is the construction stages you want to make sure everything is done right. I have given you a link for the Energy Shield and with this all joints are also taped. R50 in the Attic or at least R40.                     I have attached a photo of my home. All exterior walls R29, CFL and LED Lighting this home cost less to heat and cool then homes half the size of mine.

                      it will be a proper build, brick base and then block, 50mm kingspan and 50mm cavity, each wall 300mm total, got the planning permission and building regs sorted, it will be a very warm building anyway but just like the thought of the air to air pump for both purposes! will post some pics as it gets under way,
                      Geoff...i'll give u a call as per table and cloth closer to the end, ( you brought the table down here for us, mark, rhos, north wales)

                        Impressive looking house Les, i think your garage alone is probably bigger than my house lol, can i be rude and ask what sort of price that costs to build ?? My Aunt and Uncle recently moved back to Canada (PEI) and they got a great looking house with land for an amazing low price, compared to here anyway

                          If you where buying the lot and I was building the house you would have some where around $600,000 by the time you where all said and done. I our home 2 years ago this coming May. We love it here just out side of a little town in the country. 1,800 sq.ft on main floor and 1,200 sq,ft finished in the basement.
